Homebuyer Reports

If you are thinking of buying a new house or a modern house (one built after 1930) and you believe that it is in a reasonable condition, then you need an RICS Homebuyer’s Survey and Valuation – or Homebuyer Report.

The Homebuyer Report is an economy package for an average home and covers the general condition of the property, including features which affect its value and may affect its future resale. Your Homebuyer Report will include:

  • any urgent repairs or significant matters which require further investigation
  • a market valuation of the property
  • an assessment of the replacement cost of the property for insurance purposes
  • an overall opinion as to whether you should proceed with the purchase at the price you have agreed
  • advice on leasehold matters where appropriate.

 


Homebuyer reportsIf your Homebuyer Report has identified any urgent repairs or significant matters requiring attention, we recommend that you get an estimate for that work from at least one local contractor before proceeding with your purchase.

A Homebuyer Report from Studholmes is usually about 15 pages long and involves a three-hour visit to a typical property. Our fee is based on the size of the property and distance we have to travel.
